Imperial Point Phase III - The Mod 1960's
1967 to 1969
As IMPERIAL POINT entered its final develop phase, competition in the South Florida housing market was heating up. A new modern city by Westinghouse, Coral Springs, had ratcheted up buyer expectations. In the late 1960’s, companies such as Bendix and Motorola had built large facilities on the north side of the Fort Lauderdale Executive Airport, and those professionals were looking to move their families into nearby communities.
Haft-Gaines responded by constructing a new model row just to the south of the second model row on N.E. 22nd Terrace, offering more options than ever before through their “Idea Homes.”
At this stage, Imperial Point buyers were heavily customizing their homes from a lengthy list of optional extras.
Using the same floorplans, exteriors and interiors became even more elaborate, with the requisite increase in price. Colors reflected the mod 1960’s, and shag carpeting and cove ceiling kitchen lighting first appeared in the neighborhood. Also, for the first time, split level and two story designs were offered, while Haft Gaines began offering existing designs such as the Ambassador model in three, four, and five bedroom versions to accommodate families with children.

Haft-Gaines constructed its final IMPERIAL POINT new build home in mid-1969, with the remaining few lots being sold to Hamilton Homes, on which their single-family designs were constructed through 1970. The company then turned its attention to its exclusive Bay Colony development, along with the planning of a completely new upscale golf-oriented development for retirees in Western Broward County: Inverrary. Also constructed in the neighborhood at this time were garden apartments Imperial Point Colonnades and Imperial Point Gardens, which sit on deeded Imperial Point lots. Build out was finally complete 10 years after the neighborhood’s start!
